The Search begins

Our Expert team will search for and find properties suitable for your Property Portfolio. Our Team will ensure the chosen properties are suitable for your strategy and secured at the very best price. Using our specialist tools we will present you with the best property investment opportunities and provide an estimate of the cost of the project to get it to a lettable state before you commit to purchasing.

Purchasing the Property

Our Team will negotiate the final purchase price and be on hand to assist and support you with the purchase of the property. To help speed up the purchasing process we are able to recommend excellent mortgage brokers and solicitors who have arranged great deals for many of our clients.

Renovations

Once the property purchase is complete and you have the keys, our team will liaise with our trusted local tradesmen to make any changes detailed and discussed in the initial financial plan. We work with many different tradesmen and have the right man for the job however big or small and secure at the best rates available. Our sister company “Legacy Builders” often act as the main contractor and ensure the works are carried out to the highest stands for the lowest prices.

Furnishings/Finishings

Whatever the strategy for the property, our specialist team will ensure that the finish is fit for the purpose intended. Whether it be unfurnished (BTL) or fully furnished for either HMO or SA strategy, our team will ensure the property is presented in impeccable condition and is health and safety compliant to meet all legal requirements.

Letting

Property Management

The team at Legacy lets will now provide ongoing management of the property and tenants in perpetuity. Ensuring your investment is safe and looked after and, most importantly, providing you with a steady income from rents. The team will be responsible for; resolving tenant issues, refilling voids, attending biyearly full property inspections, Identifying maintenance issues, organising maintenance, aiding with reevaluations, tracking local rental prices and adjusting rents as required

Our finance team will aid with your accounts and our partners over at MPMJ Ltd are specialists in Property Accounting should you need their services.

Ongoing Portfolio Management

So you’ve successfully purchased, renovated and let a property with Legacy, what next? That’s entirely up to you. As described in Step 1 we aim to work with investors to build large, lucrative and diverse property portfolios, for some this may take many years, for others this can happen more quickly.
